Existing Floor & Substrate Condition

Old Floor or New Floor?Determines prep sequence — new pours need cure time before grinding
VDF / Power Trowelled?Floor finishing method — see note below
ℹ Why VDF matters for densification VDF (Vacuum Dewatered Flooring) has excess bleed water mechanically removed before finishing, which is what makes the biggest difference here: the floor comes out significantly more level, with far fewer high/low spots to correct. That flatness means less grinding is needed to bring the whole floor to a uniform plane before polishing, and the denser, lower w/c-ratio surface it leaves behind also takes densifier faster and more evenly. Normal power-trowelled floors are usually less flat and denser at the top but softer just below — open the surface carefully to avoid over-grinding into the soft layer.

Densification & Polishing Specification

Desired Finish
Polishing LevelGrit step count — see note below
ℹ 5 / 7 / 12-step polishing This is the number of finishing passes done with progressively finer diamond pads, after the initial grinding. More steps = a finer, glossier finish, but more machine time and cost. 5-step gives a light sheen, 7-step a stronger shine, 12-step the highest gloss. Pick based on the Sheen Level below: Matte usually needs only 5–7 steps; Gloss needs 12.

Joints, Line Marking & Dust Control

Groove Cutting (Control Joints)?
Line Marking Needed?
Dust Control LevelDust released from the concrete surface during day-to-day use
ℹ Normal vs Strict dust control This is about how dust-free the floor needs to stay once it's in daily use — not construction dust. An under-densified surface keeps shedding fine concrete dust as foot and vehicle traffic wear it. Normal = standard single densifier treatment, fine for typical warehouses/factories. Strict = deeper/double densifier coat plus a higher polish level, needed for dust-sensitive operations. Confirm which applies before quoting — Strict adds material and machine time cost.

OPS

Operational Sequence

01
Site Assessment & Floor Prep

We start by inspecting the floor — checking whether it's a VDF or normal pour, the concrete grade, and the overall surface condition. If seepage was flagged, we test for moisture, and any contaminated or cracked areas are marked out for separate treatment before work begins.

VDF check Moisture test if seepage flagged
02
Concrete Chipping

Where old or damaged concrete needs to be broken out, this is done as a dedicated stage before grinding starts. It's only carried out if it's part of IndigoInd's agreed scope, and is priced and scheduled separately from the main floor work.

Scope-dependent Separate pricing
03
Crack & Spall Repair

Hairline cracks are routed out and filled with a rigid epoxy/PU repair compound. Larger structural cracks or spalled (broken/flaking) patches are repaired as recommended by the site engineer. These repairs are given time to cure fully before grinding starts.

Scope: confirm in contract
04
Coarse Grinding

The first grinding pass opens up the surface, stripping away any existing coating and exposing sound concrete underneath. On VDF floors this step is lighter, since the surface is already denser and needs less material removed. Any oil-contaminated patches are ground deeper to fully clear the contamination, and high spots or trowel marks are levelled out at this stage.

Coarse grind Oil-contaminated zones ground deeper
05
Densifier Application

Once the surface is clean and dust-free, we apply a chemical densifier across the whole floor. This soaks into the concrete and hardens it from within, which is what gives the finished floor its strength and resistance to future dust release. Excess product is squeegeed off, and a second coat is applied only where the surface has absorbed more than usual.

Single or double coat
06
Medium Grinding — Refining the Surface

With finer diamond pads, we smooth out the marks left by the first grinding pass and start to bring out the look of the selected finish — Salt & Pepper, Heavy Aggregate, Cream, and so on.

07
Fine Polishing

We continue polishing through progressively finer pads up to the agreed level — 5, 7, or 12-step — to reach the target Sheen you've chosen (Matte, Semi Gloss, or Gloss). Edges along walls and columns are polished by hand to match the rest of the floor.

5 / 7 / 12-step Edges matched by hand
08
Groove Cutting — Control Joints

If control joints are required, we saw-cut them at the agreed layout before the final polish pass, so the cut edges are polished along with the rest of the floor.

Optional
09
Line Marking

If line marking is needed — traffic lanes, racking bays, safety zones — it's applied to your agreed layout and colour, timed either before or after the sealer coat depending on your preference.

Optional
10
Sealer Application

If a clear or coloured sealer has been specified, it's applied in thin, even coats and given full time to cure before the floor takes any foot or vehicle traffic. If a densifier-only finish was agreed, this step is skipped.

Clear / Coloured / None
11
Burnishing — Final Shine

A final high-speed burnishing pass brings the floor up to its finished gloss level. We check that the sheen is even across the whole floor, right out to the edges, before moving to handover.

12
Dust Management During Work

All grinding is done with continuous dust extraction to keep the site clean while we work. If Strict dust control was requested for your site, we use full containment barriers and negative-pressure extraction, and agree working hours with you in advance.

Normal / Strict
13
Final Inspection & Handover

Before handover, we walk the floor to check sheen consistency, edge finish, and the quality of any joints or line marking against what was agreed. The finished floor is photo-documented, and any areas worth flagging are pointed out to you at handover.

CLN

Cleaning & Equipment Stowage

Grinder / Polisher

Clean housing and blower with air compressor after use. Inspect and replace worn diamond segments/pads before next job.

Dust Extractor / Vacuum

Empty collection drum, clean/replace HEPA filter as needed. Check hose connections for leaks before storage.

Densifier Applicator / Squeegee

Rinse immediately after use — do not allow product to dry on tools. Store separately from sealer applicators.

Burnisher

Clean pad driver, inspect pads for wear, replace as needed. Wipe down and coil cable for storage.

All Equipment Inventory

Count and log all tools before leaving site. Report any damage or missing items to site manager same day.

Site Handover

Photo document the finished floor before handover. Leave client site in a workable, dust-free condition.
